Sønderborg Kommune hereby grants an exemption from section 6.23 of the Local Plan (Preservation Local Plan for old Høruphav), which means that the property may be demolished as applied for. The building is a former fisherman’s home built in 1870, and it is registered as worthy of preservation with a preservation value on the SAVE scale. Persillegade 10, Høruphav, 6470 Sydals.

The property is covered by Local Plan HØ 20.1 – Preservation Local Plan for old Høruphav, which contains provisions against demolishing buildings worthy of preservation. Reference is made to the following provision of the local plan: Section 6.23: Buildings worthy of preservation may not be demolished, altered or otherwise changed unless the municipal council grants permission. Buildings worthy of preservation may not be demolished, altered or otherwise changed unless the municipal council grants permission.

The demolition request was considered by the Technical and Environment Committee, where committee members Frode Sørensen (A) and Ganeswaran Shanmugaratnam (A) requested that the case be referred to the municipal council. The former fisherman’s home was built in 1870 and has a preservation value on the SAVE scale. The house is built of brick with white-painted façades and a black-painted plinth, standing on a foundation of buried foundation stones.

The windows are wooden and painted red with green window frames. The house has a steeply pitched, half-hipped thatched roof, with its ridge held in place by crossed wooden ridge poles. A centrally positioned dormer is visible to the south.

Seen from the street, the building initially appears to be in good condition, but closer inspection clearly shows that it suffers from extensive damp damage in the outer walls. The marked effects of damp manifest themselves in peeling plaster and the onset of rot in the window frames, particularly pronounced on the house’s south gable, where the effects of salt from the sea air are also strongest. The damp problems also affect the inside of the outer wall and the ceiling, which is also affected by mould growth.

This clearly affects the indoor environment of the building. Because of the house’s poor technical condition, it is my assessment that the building is hardly habitable and may therefore be demolished as applied for. Read more here:

Læs mere her:
